Description:

Property Maintenance Supervisor: We are looking for an energetic, smart and engaged individual who wants to learn and be a part of a growing and reputable Waterbury based regional real estate investment and property management firm. We would like to hire an individual for the position of a Property Maintenance Supervisor to help oversee the day to day management of a growing real estate portfolio of industrial and office properties currently consisting of approximately 2 million square feet. The individual will assist the Company’s Director of Property Management and help oversee the following:
• Assist in the regular inspection and maintenance of all the buildings so that they are kept in a first class condition
• Perform and/or oversee a wide range of repair and maintenance tasks performed in-house by company staff or by third party vendors
• Assist in the control and management of any and all construction projects at any of the buildings, whether arising from needed repair and maintenance or new tenant improvements evolving from new leases or lease renewals
• Respond to service requests from tenants and perform the repair or be able to determine the scope of work and the skill sets and costs required to complete the repair or maintenance
• Assist in the day to day management of the leases and the Landlord/Tenant’s respective performance and responsibilities
• Help oversee the management and training of all company maintenance workers
• Regularly review the work performed by outside vendors to confirm the services are completed in a professional manner and fairly priced

The position requires the following characteristics:
• Experience with maintaining and repairing commercial properties including basic electrical, plumbing, HVAC and carpentry as well as utilizing landscaping equipment such as chain saws, power trimmers, blowers etc.
• Driven by desire to learn and be a part of the real estate and property management business
• Strong work ethic with multi-tasking and problem solving skills while paying attention to important detail
• Able to hold people accountable to high quality work completed on a strict schedule
• Honesty/Integrity/Disciplined/High Energy
• Flexibility/adaptability – adjusts quickly to changing priorities and conditions. Copes effectively with complexity and change

• Able to set priorities in changing environments and complete them (and/or manage others to complete them) on a timely basis
• Strong organizational and planning skills - plans, organizes, and schedules in an efficient and productive manner
• Technologically savvy – a quick learner with all technology
• College degree not required

The ideal candidate should reside within 30 minutes of Waterbury, CT. Compensation: commensurate with experience. Benefits offered.
